Holiday Cottages in Suffolk (Saxmundham)

Period charm... with modern comforts and conveniences

Corner Cottage and Flint Cottage are traditional Suffolk flint-fronted period holidaycottages in suffolk, believed to date back to around the 1800’s - when the area was beginning to be populated by craft-workers and small trades associated with the developing national railway. Both cottages have many charming period features remaining from that era, but have been renovated internally to provide for our guests modern comforts and conveniences. As both the cottages are single-storey, all accommodation in on one level - with no stairs, or awkward steps.

Each cottage sleeps 4 people, in two bedrooms. Corner Cottage is compact, with the cosy feel of a traditional ‘cottage’. Flint Cottage is homely, and feels spacious with its separate sitting room and dining room, high ceilings and internal stained-glass features. Choose whichever one best suits you. Or book both to accommodate up to 8 people.

Corner Cottage

The open-plan living space incorporates the sitting room and kitchen/diner, divided by a central feature fireplace, and has doors off to the bedrooms, shower-room and utility area. The rooms are light and airey, with pleasant views from each window. The (electric) central-heating system consists of modern radiators (with easy-to-operate one-touch thermostatic controls) in each of the main rooms, plus there is additional heating which can be used if needed during the coldest times of the year. (There is also a fan, for the very hot weather!)

The kitchen/diner, shower-room and utility area have quarry-tiled floors, the bedrooms have wooden floors (with rugs for comfort), and the sitting room is carpeted. Beside the front door there is a shoe-rack for your walking boots, and an umbrella-stand (complete with large, colourful ‘golf’ umbrellas)

The sitting room is cosy, with comfortable seating for four people – perfect for relaxing after a day out enjoying the area. For rainy days or lazy afternoons there is a well-stocked library of books, magazines, videos, DVDs and board-games. For musical entertainment, there is a radio casette-player and the TV also plays music CDs. There is also FREE Wi-Fi (wireless broadband internet access), and satallite (Freeview) TV.

The place to be on chilly afternoons or winter evenings is in front of a gently crackling log-fire. At Corner Cottage you don’t have to be a seasoned professional to enjoy an open fire - a supply of ‘easy-light’ log-packs are provided, so all you have to do is sit back and enjoy your cosy real fire. A sack of traditional, rustic (real) logs are also provided, and more logs (if required) can be bought locally.

Kitchen/Dining area
The kitchen is fully equipped with all essentials - including (electric) oven and hob, fridge/freezer and a microwave. Small appliances include an electric kettle, toaster, filter-coffee-maker and a cafetiere. There is plenty of crockery, cutlery, glasses, bakeware and other useful items, plus initial supplies of tea, coffee, etc., and fresh milk on arrival. Also provided is a kitchen towel, oven-mitts, plenty of tea-towels, and some larder essentials (such as foil, salt & pepper, etc.).

The dining table seats 4 people, with space for a highchair if needed. A highchair is available (at no extra charge) by arrangement.

Bedrooms
Corner Cottage comfortably sleeps 4 adults in 2 bedrooms. One of the bedrooms has a 4’6” double bed, and the other bedroom can be arranged as either a 5’ (kingsize) double, or as a twin-bedded room (with two 2’6” single beds) – for added flexibility. All bedlinen and towels are provided. The beds are made up for your arrival (with duvets, 4 pillows per bed, and crisp-cotton bedlinen), and fresh towels laid out ready for use. Both bedrooms have plenty of hanging and drawer space, plus useful items such as lamps, an alarm clock and a hairdryer. A travel cot is available (at no extra cost) by arrangement.

Shower-room
The shower-room has a spacious, fully-tiled shower-cubicle, a modern (low-flush) toilet, a hand-basin, shaver-light, and an electric towel-warmer (for cosy, warmed towels in winter!). Large, soft towels are provided.

Lobby/Utility area
Adjacent to the shower room is the utility area, with a washing machine, tumble dryer, iron and ironing board. There is also a full-length mirror and a further shoe-rack – with a low-level heater for drying out wet boots.

Flint Cottage

The welcoming entrance hall leads to the ‘Green Room’ (the double bedroom) on the left, and the living room on the right. From the living room, you can access the rest of the cottage: the ‘Blue Room’ (with a kingsize double bed), the kitchen, the dining room, the bathroom, and the (private) Courtyard garden at the back of ‘Flint Cottage’.

Flint Cottage has full gas central-heating, with thermostatic-controlled radiators in each room, and the heating/hot-water programmer is very easy to use. Both bedrooms are carpeted, for extra comfort, and the dark wood of the floorboards throughout the rest of the cottage give it a very period feel.

Living Room
The real feature of the living room is the log-burner – which is perfect for cosy, real log-fires in winter. The flat-screen TV has satallite (Freeview) channels, and also plays DVDs and music CDs. Flint Cottage also has FREE Wi-Fi (wireless broadband internet access).

The living room has doors off to the ‘Blue Room’ (the kingsize bedroom) and to a lobby – which leads to the bathroom, the Courtyard garden, and the kitchen – and from there on to the dining room.

Bedrooms
Each bedroom has a Victorian-style white/brass metal bedstead, with a comfortable sprung mattress. The beds are made up for your arrival (with duvets, 4 large pillows per bed, and crisp-cotton bedlinen), and freshly-laundered towels are laid out ready for use.

Both bedrooms have a spacious built-in wardrobe, plenty of drawer-space, lamps, an alarm-clock and a hairdryer. A travel-cot can be provided (at no extra cost) by arrangement.

Bathroom
The bathroom has a full-length bath with a power-shower over, a modern (low-flush) toilet, a hand basin, and a shaver-point. Large, soft bath-towels are provided.

Kitchen
The kitchen has a beautiful, hand-made pine dresser which is a real feature, and houses a collection of period kitchen memorabilia. However, the kitchen is also fully-equipped for modern living, including an (electric) cooker, a large fridge/freezer, and a microwave. Small appliances include an electric kettle, toaster, and a coffee-maker/cafetiere. There is plenty of crockery, cutlery, glasses and bakeware, plus initial supplies of tea, coffee, etc., and fresh milk in the fridge on your arrival. Also provided is a kitchen towel, oven-mitts, plenty of tea-towels and some larder essentials (such as foil, salt & pepper, etc.).

Also in the kitchen is a washer/dryer, an iron & ironing board, and clothes airer. (There is a washing-line in the courtyard.)

Dining Room
The sunny dining room overlooks the pretty Courtyard garden at the back of the cottage – perfect at breakfast! The dining table comfortably seats 4 people, with space for a highchair if needed. A highchair can be provided (at no extra charge) by arrangement.

Lobby
The lobby has a full-length mirror, a shoe-rack for your walking boots, and an umbrella-stand (complete with a selection of umbrellas!).

The Courtyard Garden
The pretty courtyard garden is accessed via the lobby next to the kitchen, and is solely for use by guests staying at ‘Flint Cottage’. There is a table & four chairs (with seat-pads), and a large parasol – for very warm weather. Patio-pots filled with flowering plants make the courtyard particularly colourful in the spring/summer. All in all, perfect for al fresco lunches, drinks on a summers evening, or lazy mornings with coffee and the newspapers.

There is also a secure, enclosed garden at the front of Flint Cottage, with a distinctive white picket-fence.

A Warm Welcome awaits you…

If the weather is chilly outside, the heating will have been put on for you in advance – so your chosen holiday-cottage is warm and cosy when you arrive. In winter, the fire will have been made up for you too – all ready for you to light.

Both cottages are well-lit from the outside, when arriving after dark. Saxmundham is very easy to get to, being just off the A12 (the main route through East Anglia), and the cottages are easy to find.

When you arrive at your chosen cottage, you’ll find the beds will have been made up for you and there will be plenty of hot water and freshly laundered towels laid out ready for use.

In the kitchen, you’ll find a ‘Welcome Basket’ – so you can have a cup of tea/coffee and some biscuits while you unpack – or perhaps you’ll head straight for the complimentary bottle of wine and savoury snacks instead? (while you browse through the Information Folder showing the wide choice of local restaurants and takeaways just 5 mins walk away).
